1) The Letting Process: An Overview

  1. Authority: PARKSTONE Real Estate is appointed and authorised to act on your behalf.

  2. Marketing: We insist on great photography. We do this once, to a high standard, not only to gain advantage through quality digital marketing but also so that they can be used for years to come avoiding any unnecessary future costs.

  3. Presenting the Property: We will advise you on any pre-listing maintenance or styling requirements. This is one of the most crucial aspects that we know will attract the right tenant, one who treats your property as their own. First impressions really are everything.

  4. Property Launch: 'To Lease' property board goes up.  The property is then listed Online, pushed through our Social Media channels (@parkstonerealestate) & our extensive internal database is informed. Inspections begin. 

  5. Tenant Selection: We handle all the details; paperwork, bond, condition reports, utility connections. All rental formalities are actioned. A detailed screening of all applicants takes place & their referees contacted.

  6. Key Hand Over: An entry clean of the property takes place ensuring a high standard is set from the beginning of the tenancy. The lease period begins.

  7. Management Begins: Personal accounts on our cloud-based system are created for both yourself and the tenant. This provides all parties with access to statements of accounts & every other aspect of the tenancy.

2) Valuation

Appropriate rental valuations are the key difference between a vacant property and one with quality tenants in place.

One of our first tasks will be to assess your property and determine the rental income you can expect to receive. This will reflect the properties location & condition along with the current market climate.

3) The Lease

We prepare & manage the signing of all relevant documentation to facilitate a seamless letting process for all parties.

Generally this involves preparing the Lease Agreement along with any extra negotiated terms alongside the Condition Report and any additional documentation that may be required under the Residential Tenancies Act.

Following the successful completion of the initial leasing process we administer the collection & receipt of the bond to the RTBA (Residential Tenancies Bond Authority) & upfront rental payment for the first period of the lease agreement through our Statutory Trust Account.

4) Ongoing Management

Once a suitable tenant has been approved & moved in, your property then progresses into our Ongoing Management Portfolio.

This process manages the collection & dispersion of all rental income & can include payment of all particulars should you wish.

This entire process is managed and visible to you via your portal login through our cloud-based software platform which provides you with 24/7 access to your properties information. This portal provides you with simple & efficient access to your dedicated property manager & detailed income and expenditure statements at the click of a button. Access can also be made available to a third party of your choosing, eg: your accountant.

5) Transferring Your Property

Changing from another Property Manager & engaging PARKSTONE Real Estate is a simply process. All you need to do is contact us & we’ll take care of everything.

• We will arrange the transfer of management from your current management to International Realty.

• Once your agreement has been signed & you provide International Realty with authority to act on your behalf, we will arrange for all relevant paperwork & keys to be collected from your previous agent.

• We will then arrange an inspection of your property & introduce ourselves to the tenants.

• Personal accounts on our cloud-based system are created for both yourself and the tenant. This provides all parties with access to statements of accounts & every other aspect of the tenancy.
